Smart Home Pre-Wiring During New Construction: What Tampa Bay Builders and Owners Should Plan For

New construction is the best time to install smart home infrastructure. Here's what Tampa Bay builders and homeowners need to plan before the walls close.
If you're building a new custom home in Tampa Bay — in communities like Avila, FishHawk Ranch, The Reserve at Estancia, or a waterfront lot in Clearwater Beach or Davis Islands — you have a brief window that experienced smart home owners universally identify as the most important opportunity in the entire project: rough-in.
Before the drywall goes up, before the ceilings are finished, and before the flooring is installed, the walls of your home are open. This is when infrastructure for your smart home system can be installed for a fraction of what it costs in a completed home — and when capabilities that would be nearly impossible to retrofit (in-ceiling speakers in drywalled rooms, recessed AV equipment, structured wiring to every space) become straightforward.
Missing this window means paying far more later, making compromises, or — worst case — accepting a home that doesn't have the smart home capabilities you wanted.
Network Infrastructure: The Foundation
Every smart home runs on a network, and the network starts with structured wiring. During rough-in, we typically install:
- Cat6A Ethernet runs to every room, every access point location, every display location, every outdoor entertaining area, and every equipment rack location
- Conduit sleeves through walls and between floors for future cable pulls that can't be anticipated today
- Dedicated network closet space with adequate ventilation and power for switch, patching panels, and processors
- Power provisions for ceiling-mounted access points, including ethernet-powered (PoE) circuits where appropriate
Audio Pre-Wiring
In-ceiling and in-wall speakers require their wiring to be run before the ceiling is closed. During rough-in, we pull 14/2 or 14/4 speaker wire to precise locations based on the acoustic design — accounting for ceiling height, room dimensions, and speaker coverage angles.
Outdoor audio pre-wiring for lanai, pool deck, and landscape zones is equally important. Underground conduit runs for speaker wire and power should be installed during grading and landscaping phases, before pavers, concrete, or sod makes trenching prohibitively expensive.
Video and Display Locations
Every display location — living room, master bedroom, outdoor TV, outdoor projector location — needs both power and data. We install recessed electrical boxes at display height, HDMI/fiber raceway conduit from display location to equipment room, and often a small recessed enclosure behind the display for streaming devices and control processors.
Savant Control System Infrastructure
Savant control processors, audio matrix systems, and distribution amplifiers are typically installed in a central equipment room or closet. This room needs adequate ventilation, multiple 20A dedicated circuits, network connectivity, and physical access for servicing. Planning this room early — with your architect and builder — prevents the costly compromises we often see in homes where "the AV guy" was an afterthought.
Lighting Control Pre-Wiring
Lutron Homeworks and RadioRA systems use standard wiring practices, but require planning for keypad locations, hub placement, and in some cases dedicated neutral wire runs. Coordinating with the electrical contractor early ensures keypad rough-in locations are where they need to be architecturally — not just where the electrician happened to put a box.
